The Sudirman Central Business District (SCBD) has the highest land prices, reaching IDR 200-300 million per square meter (equivalent to approximately RMB 88,000-132,000 per square meter), with actual transaction prices fluctuating due to negotiations. Land prices in areas surrounding Sudirman are approximately IDR 180-200 million per square meter (equivalent to about RMB 79,000-88,000 per square meter). The upscale residential area of Menteng (near the business district): IDR 70-100 million per square meter (equivalent to approximately RMB 31,000-44,000 per square meter). Pondok Indah is IDR 40-60 million per square meter (equivalent to about RMB 18,000-26,000 per square meter). The high land prices are due to land scarcity in core areas, continuous growth in commercial demand, and investor preference for CBD locations, unwilling to compromise for suburban areas.
